County Line Commons

Mai, Couch and Associates overcame numerous unique challenges with this 3.99 Acre commercial development located in Pasco County, Florida. First of which was discovered on the preliminary site visit. How to build a 25,000SF structure with 87 parking units on 3.99 Acres, of which 1.92 was delegated wetland by SWFWMD. Through a thorough investigation of wetland, MCA reduced the total wetland area from 1.92 Acres to 1.42 Acres. This .5 of an acre allowed the progression and completion of the County Line Commons we know today. Throughout the project MCA made weekly site visits, managing construction and ensuring that the project schedule was kept.

Ybor Centro Municipal Parking Garage -- Responsible for the design and permitting of the design-build 1,200 car parking garage located in Ybor City. Stormwater treatment and attenuation is achieved under the parking garage. Design includes Landscape and irrigation system, water supply, fire line and sanitary sewer connection.




Palm Avenue Parking Garage -- Responsible for the design, permitting and construction observation of 1,220 car parking garage bordered by Nuccio Parkway-Palm Avenue-8th Avenue and 13th Street in Ybor City. Stormwater treatment and attenuation is achieved under the parking garage. Design includes Landscape and irrigation system, water supply, fire line and sanitary sewer connection.




Merck Employee Parking Garage -- Responsible for the design and permitting of the design¬build 766 car parking garage located in Netpark Office Complex (next to the former JC Penney Department store of former East Lake Square Mall). Design includes Re-routing water main, sanitary sewer main and Landscape and irrigation system.




Reo Street Office Development -- Redevelopment of an existing office park in a highly urbanized area. Reo St. Office Development is located at 402 N. Reo St. on 9.08 Acres. Reo Street Office Development consists of 1- 8 story building and 2- 5 story buildings. There will also be a 5 story employee parking garage. Mai, Couch and Associates is a Team Member whose responsibilities consist of but not limited to site design, permitting, lengthy rezoning process, design of a city owned pump station and all other civil engineering duties. When complete, Reo St. Office Development will boast of beautiful views of the City of Tampa and Tampa Bay.




East Point Parking Garage at Corporex Office Park -- Responsible for the design and permitting of the design-build 274 car parking garage located at 3802 Corporex Park Drive, Tampa, FL 33619. Stormwater treatment and attenuation is achieved by wet detention pond. Design includes Landscape and irrigation system, roof drainage runoff, and fire line.




Sun’n Lake of Sebring Improvement District -- Highland County--Responsible for stormwater management master plan for a 7,150-acre mixed-use development. The uniqueness of this project is the creation of 200+ acres of herbaceous and forested wetlands to compensate for approximately 100 acres of wetland impact.




Dibbs Commercial Center, Hillsborough County -- Responsible for the design and permitting of the 138,745 square feet commercial development on a 23+ acres parcel located at the southeast corner of Hoedt Road and Dale Mabry Highway. The project has successfully created 6.7 acres of forested cypress wetland to mitigate for approximately 5 + acres of wetland impacts. The project provides water quality treatment for a portion of Dale Mabry Highway and Zambito Road as well as compensation for 100-year flood plain mitigation.




Centaur Cryogenic Tanking Facility, US Air Force, Cape Canaveral -- Responsible for comprehensive drainage analysis and permitting for 30+ acres of the Cryogenics Tanking Facility.




Aerostat Facility, Arcadia, US Coast Guard/Air Force -- Responsible for site development and comprehensive drainage analysis for 20+ acres of air balloon and drug investigation facilities.




Cypress Creek Pumping Station Master Drainage Plan, Pasco County, West Coast Regional Water Supply Authority -- Responsible for the development of a master drainage plan for 30+ acres of pumping stations, storage tanks and operation facilities.




Advance Leasing Mall Surface Water Management Plan, Hillsborough County -- Responsible for directed design and permitting of surface and stormwater management plan for 1.28 million square feet regional shopping mall in northwest Hillsborough County.




GATX Conceptual Permit for Surface Water Management Plan and Floodplain Evaluation, Hooker Point -- Responsible for comprehensive drainage analysis and SWFWMD conceptual permit approval for 30+ acres of GATX property.
